The application site is located off Ashbourne Road, and is within an established residential area and forms part of the rear garden land for Forge Cottage.

The supporting statement for planning approval covered the salient points of:

  • The existing surrounding dwellings.
  • The existing property.
  • Physical character of the locality.
  • Impact of the proposed development on the character of the surrounding area.
  • Arboricultural impact.
  • School catchment area.
  • Connectivity; main bus route to the larger settlements, range of facilities including Post Office and shops, vehicle service stations, leisure centers, dentists, doctors and employment centers.

The site has a total road frontage of 94m and an average depth of 34m and a total area of approximately 3212m2. The planning design was for seven dwellings with floor areas ranging from 120m2 to 160m2, all with dedicated parking and garden space to the front sides and rear. Our assessment of the site was that 7 dwellings of mixed size and design, (two 3-bedroom semidetached houses, three 3-bedroom detached houses and two 4-Bedroom detached houses) served by a shared access point and private / shared drive ways is the optimum house type and access combination for this site.

On obtaining full planning permission for the redevelopment of the land our client negotiated the sale of the land and the existing dwelling, to a local property developer who successfully redeveloped the site and existing dwelling.
