Availability Calendar

Weekly bookings run from Saturday to Saturday and we welcome short breaks outside the peak season.

Prices shown are for four people or fewer. Beyond this, please add £50 per person up to one week (maximum six people). Please note we add a Cleaning Fee: £100 (per week) or £88 (6 nights or less) in addition to the nightly rate shown.

We politely ask for a £100 refundable housekeeping deposit which is payable when the balance is due.

The cottage

Our beautiful rooms

Our spacious rooms are designed with the sea in mind! Wake to the sound of the sea and live by the tides.

Sleep

Rosebay sleeps up to 6 people in two double rooms – one with sink and the other which can be twins or a very comfortable superking. There’s also a sofa bed in this room and space for a travel cot. The large downstairs sofa is also a very comfortable sofa king size bed.

Eat

Newly renovated in 2023 the kitchen has fridge, freezer, oven, microwave, washing machine, essential tea & coffee and fresh bread from the local bakery on your arrival. Please ask if there’s anything else you need. The large dining table is within the open plan space.

Live

Large, bright living space open plan with the kitchen with patio doors onto the enclosed garden. There’s a woodburner with all the wood you need to keep warm in the winter months, smart TV and fibre broadband.

Outdoors

Walled garden with parking beside the back gate, patio furniture and BBQ. The green gate leads to the beach, pubs and village shops in 5 minutes! For cooler but sunny days enjoy sitting in our sunny porch with a good book!

Terms & Conditions

Prices

weekly prices are from Saturday 3pm till Saturday 10am
the price includes bed linen, towels, heating and lighting
a housekeeping deposit of £100 is required with the balance and will be refunded after the holiday assuming nothing is broken or damaged.

Payment

a non-refundable deposit is required with each booking to secure your holiday. This should be 25% of the weekly charge
the balance is required 8 weeks prior to the start of the holiday
if you are booking eight weeks or less prior to the start of your holiday, then the price must be paid in full at the time of booking
should Rosebay Cottage not be available when we receive your booking, your monies will be returned in full
if we do not receive your balance by 7 weeks prior to your holiday, then the booking will be considered to be cancelled.

Pets

dogs are welcome, but must be specified in the booking form, 1 dog is included in your booking but any additional dogs there will be a charge of £25 per dog.
any damage by dogs must be paid for
in respect for other guests, dogs must be kept downstairs and off the furniture
sorry, no other pets are permitted.

Arrival and Departure Times

on the day of your arrival, Rosebay Cottage will be ready for you by 3pm
on the day of your departure, please vacate Rosebay Cottage by 10 am to enable us to prepare for the next guests.

Smoking

Rosebay Cottage is strictly no smoking
you are free to smoke in the garden. Please dispose of any cigarette ends.

Keys and directions

prior to your holiday we will contact you with details of where to pick up the keys and to provide you with directions.

Cancellations

should you cancel your holiday we will try and re-let the property. If we are successfull we will return any monies paid, minus the non-refundable deposit. If we are unsuccessful then we will retain the amounts shown in the table below.

General

when booking Rosebay Cottage, you agree to keep the property and all fitments, furniture, equipment and other contents in or on the property in the like state of repair and condition as at the commencement of the holiday let. You will make good any damage, breakage, or loss that may occur during the period of the holiday let. The property and all fitments, furniture, utilities and equipment must be left in a clean and tidy condition at the conclusion of the period of the holiday let
to book Rosebay Cottage you must be 18 years of age or older
the booking must be for holiday purposes only
only those mentioned in the booking form are permitted to sleep in the property

Applicable law

The Law of Scotland will apply to the interpretation and enforcement of this contract. You will agree to the jurisdiction of the Scottish Courts.
